We combine information from popular cloud-based accounting systems (Xero, Quickbooks Online and MYOB) with Newbook and RMS's property management data together with Google’s website analytics to present detailed insights on tourist park business performance.

Four Modules
There are four modules to the Parki suite, Financial Insights, Accommodation Insights, Website Insights and Industry Insights.  Users can subscribe to one or all four of these modules. To use Financial Insights, you will need to be on Xero, Quickbooks Online or MYOB AccountRight Live. To use Accommodation Insights, you will need to be on RMS or Newbook and to use Website Insights, your website will need to be tracked by Google Analytics. Our benchmark data draws on industry trends.

Reports
Below is a detailed summary of all reports available through the Parki suite.

This Week is a report made available through the Accommodation Insights module.  It is an operational, summarised dashboard of booking activity within the Park, drawing on data captured through the Park’s property management system.

Data refreshes automatically every night with compatible property management software and displays details of the Park’s current week performance.

Measures

  • Bookings placed this week (compared to same week last year)
  • Nights booked this week (compared to same week last year)
  • Guests arriving this week
  • Occupancy this week
  • Average nights stay this week
  • Booking lead time (days)
  • Arrivals and departures by day this week
  • Bookings by staff member this week
  • Booking length (nights stay) by staff member this week
  • Discounts given this week by discount category

Filters

  • These measures can be filtered by the following criteria
  • Park (showing the group in aggregate or an individual park)
  • Category (showing all categories or enabling a selection of categories - e.g. standard cabins)
  • Booked by (staff member who placed the booking)

Profitability is a report made available through the Financial Insights module.  Drawing on data captured through the park’s bookkeeping software, this report identifies the profit or loss of the group as a whole (bringing together multiple entities), or an individual park.

The financial performance of the park (or group) is then compared either to budget or to the business’ performance during the same period last year.

This report identifies income and expenses by account, the variance (to budget or the same period last year) by account and presents other profitability measures such as the return being generated from assets controlled by the park and the profit received per guest by month.

Data refreshes automatically every night with compatible bookkeeping software and displays details of the current and previous 12 months’ financial performance.

Filters

Booking Trend is a report made available through the Accommodation Insights module.  It presents details on the average nightly rate and average occupancy (on a weekly basis) for the past 9 months. This dashboard also shows a pipeline of bookings placed with a planned arrival date over the coming 3 months, providing insight into future occupancy and tariff rates within the park or group.

Much like a weather forecast, details of the range between the lowest and highest average weekly occupancy and nightly rate will be displayed. Booking data refreshes automatically every night with compatible property management software. 

Reports can be filtered by type (e.g. all cabins), by category (e.g. standard cabins) or by all categories in all parks within the Group. Once the desired filter has been applied, trend information on monthly average occupancy and average nightly rate over the past 3 years will also be displayed.  Once applied, these filters will adjust all reports on the dashboard.

  • Average nightly rate and average occupancy (weekly summary) for the past 9 and future 3 months
  • Highest and lowest weekly average nightly rate and average occupancy over the past 12 months
  • Total takings and takings by site

Filters

These measures can be filtered by the following criteria

  • Category (showing all or a selection of available categories within the park / group)

Income & Expenses is a report made available through the Financial Insights module.  Drawing on data captured through the park’s bookkeeping software, this report presents further granularity to identify favourable and unfavourable income and expense variances by account.

These reports can be setup to either report actual results against budget, or if budgets are not available, the same period last year can be used to provide an indication of the overall direction and trend in financial performance of the business. 

Through applying available filters, income and expense results can be viewed in in aggregate as a group, combining multiple parks, or can be analysed at a more granular level by park and by account.

Filters

Feedback is made available through the Accommodation Insights module.  It is an analysis of responses to exit surveys collected through the Park’s property management system.

Insights are presented on the Park’s net promoter score and other measures, such as cleanliness, friendliness, and overall enjoyment.  Results for the current month are compared with the average over the past 12 months to determine whether feedback during the current period is on par, exceeding or below usual customer feedback received.

Filters

Guests is a report included in the Accommodation Insights module which presents an analysis of guest profiles staying within the park.

Using postcode data from the primary guest of each booking, the origin location of guests is plotted on an interactive map. 

In addition to location, measures that detail the source of the booking (e.g. online, via phone, or OTA), the number of bookings by state and the average length of stay, by state and by category are presented. 

Data refreshes automatically every night with compatible property management software.  Reports can be viewed at a group or individual park level, by category, by staff member completing the booking and over a specified time period.  The default time period is the past 6 months.

  • Bookings by source
  • Bookings by postcode (geolocated on an interactive map)
  • Number of bookings by category and by state
  • Average booking length (nights) by category and by state

Filters

These measures can be filtered by the following criteria

  • Park (showing the group in aggregate or an individual park)
  • Category (showing all categories or enabling a selection of categories - e.g. standard cabins)
  • Date (default to the past 6 months)
  • Booked by (staff member who placed the booking)

Website draws on data collected through Google Analytics to identify trends in the performance of the park’s website traffic. 

Website activity is measured by pageviews and sessions. A pageview is an instance of a page being loaded (or reloaded) in a web browser. Sessions is a group of interactions one user takes within a given timeframe on your website. Most of our analysis in the Website report is based on session activity.

Our measures include tracking the number of sessions by month, location city, source by referral (e.g. Yahoo, Trip Advisor, Google), page visited (e.g. about_us, homepage, pet_friendly), length of time on the page and day of the week.

Each of these measures can become a filter.  Selecting a measure, for instance ‘Melbourne’ as an origin city will dynamically update the dashboard to show only the results for Melbourne.

Multiple websites for a group of parks can be tracked in aggregate or individually through a filter.

Industry Average Comparison uses the power of big data captured through the Parki platform to present industry trends on average costs involved in running your park or group.

This industry average data presented is an aggregate of all financial information captured through the Parki platform, with quality controls put in place to ensure outliers are removed and all trends are completely anonymised. 

This report can be used to compare the financial performance of your park with industry average trends in the following categories:

Industry trend data is available on a financial year basis, commencing from FY17.

Accommodation takings data captured through the CaravanStats platform provides detailed tariff information for cabins, powered sites and unpowered sites by month and by state.

We combine this industry average tariff data with booking results captured for your park through Newbook.

Using both data sources, we are able to plot the average performance of your cabins, powered sites and unpowered sites together with each category of accommodation in your park, for instance, “Standard Cabins”, comparing tariff results to your park’s average as well as the industry average in your state on a monthly basis.
